CHARGES AND LETTING POLICY

The cottage comfortably sleeps six but can accommodate seven. On the first floor there is a large double, a twin room and a small double. There is also a small attic room approached by a ladder staircase, please note that this is not suitable for very young children as the stairs are extremely steep. There is one bathroom on the first floor and a WC downstairs.

There are two categories of charges for Lower Mill Cottage, one for shareholders and one for family and close friends of shareholders. Please see the table below for rates for peak, off peak and weekends:

Dogs are welcome (downstairs only) and there is an additional charge of £20. 

Shareholders under 30 are entitled to receive a 10% discount.

1. Lettings are arranged through Clare Latham, clarelatham@btinternet.com, 07970 427816

2. The Board are anxious to ensure maximum use of Lower Mill for shareholders, their family and close friends. Clare has discretion as to how the charging policy is applied. Bookings are accepted at any time for the calendar year ahead 

3. Priority booking is given, where possible, to shareholders who do not have their own properties at Trebartha. Please book at your earliest opportunity, especially for popular periods. 

4. Weekly bookings run from Friday to Friday (during non busy periods other arrangements may be possible). Please depart by 10.00am and arrive not earlier than 5:00pm to give time for the cottage to be cleaned.

5. A deposit of £100 is required to secure the booking. Deposits are refundable if you cancel your booking but minimum notice is required of one month.

6. The remaining payment is to be paid in full one month before your arrival date. 

7. Deposits and Payments to be paid through BACS to Trebartha Estates Ltd. Acc. No. 90880078, Sort 20-50-40 (Barclays), Reference Lower Mill + christian name and surname.

8. On arrival you will need to collect a key from the key safe located at the back of the property. You will be advised of the code.

9. Please leave the cottage in a clean condition. There is a hoover in the under stair cupboard if needed. The cleaner is Noreen and her daughters Frankie and Maddie, who live in North HIll, 07831 825130.

10. Please put out the rubbish (tied up carefully) in the black bin,  recycling in the coloured bags and glass bottles in the black box outside on Thursday evening for collection on Friday. Recycling is fortnightly so please check dates on the council website:

If needed, the Launceston recycling centre is based on the Pennygillan industrial estate. Please check opening hours on the website; you will need to book a slot.

11. Non shareholders can access private Estate areas such as the Swan Pool and Cascades, and use the boats on the lakes. There is no access to the walled gardens and tennis court for non shareholders. 

12. Dogs are allowed (there is a charge of £20). Please do not allow dogs on the chairs or upstairs. Dogs are allowed on the estate but must be under control at all times, and kept on leads if near stock.

13. Please report any problems, disrepair, breakages, or damage to Clare.

14. There is an honesty box by the phone so please leave money for any phone calls that you make. 

15. Please turn the WIFI off when you leave, there are often storms at Trebartha that blow the connection. 

16. Please respect the neighbours  who live in the adjoining cottage.

17. No smoking is permitted at Lower Mill.

18. There is an open fire in the living room and wood is supplied in the wood shed. Matches and firelighters are not routinely supplied so you may wish to bring your own. If the wood stock is getting low while you are staying please contact Clare Latham.

19. Please read the Health and Safety folder it is located in the red folder in the kitchen.

Water safety: A recommendation in respect of Lower Mill was given that when the property has been vacant for more than a week, the water should be flushed through for two minutes at each outlet, to ensure any stagnant water is removed. The cleaner will have cleaned the cottage prior to your stay and used water, but please run each tap for two minutes to ensure the water is flushed through.

Fire safety: Please ensure that the kitchen and living room are checked and made safe before going to bed and that all exits are clear of obstructions. There are two torches in the kitchen to be used in the event of a power cut.

Fallen trees: If you see any trees down along the river path to the swan pool or in Lower Mill garden, please call the gardens team on 01566 471611. The phone is monitored, so please leave a message.

20. The key to the storage shed is in the kitchen on the pin board. Please do not leave personal items in the shed when you leave, as it is a communal area for all guests.

21. There is parking opposite for 2 cars but please do not obstruct the gateway.
